ARV − (purchase price + repair + fees + carrying costs) = potential profit

For rental holds, compare the purchase price to projected net operating income (NOI), factoring in repairs, vacancy, management, and depreciation—then evaluate your cash-on-cash return.

Step 4: Submit Offer and Close

Once you’re ready, I’ll draft the offer and issue a property-specific exclusive brokerage agreement. This means you won’t be locked into working only with me long-term—our agreement applies only to that deal.

I’ll manage the disclosures, timelines, and transaction flow through closing, keeping everything on track from start to finish.
